My job is to apply my experience to help sellers navigate what might otherwise be an intimidating marketplace.  I will give you my 100% attention, and guide you through the process by advising you on how to prepare, showcase, and price your home for sale.

As your agent, I can offer the following:

  1. Experienced advice.  Preparing your house for market is essential.  I can recommend home improvements that will raise the value of your home in the least intrusive and most efficient way.  After listing, I’ll advise you on how to you to stage your home for showings.

  2. Comprehensive market research.  I’ll prepare an in-depth market study of your home’s value, by drawing from listings of comparable houses currently on the market, pending sale, and recently sold.  Before we determine a price point, a committee of several of my colleagues at Burgdorff ERA will conduct a walk-through evaluation, so that my pricing advice will be supported by their collective opinion.

  3. Exposure to the market.  Upon listing with me, my marketing team will prepare a comprehensive color brochure with floor plans.  Brokers and public open houses will be conducted, and advertisements placed in the New York Times and Star-Ledger.  Your home will be submitted with the agent-to-agent Multiple Listing Service (MLS), along with the places that buyers search: sites such as Burgdorff.com, Realtor.com, NYTimes.com, and other affiliates.

  4. Monitoring and feedback.  I’ll monitor your listing’s progress and get you feedback from showings.  I’ll also let you know about the progress of competing listings and current market trends. 

  5. Negotiation and support.  When an offer comes in, I’ll negotiate the best possible price and terms for you.  After accepting an offer, I’ll oversee and resolve any contingencies that arise before closing, such as mortgage and home inspection issues.  I’ll work to ensure a smooth closing, so that the entire process is a positive experience.
